Brokers are treated with the utmost respect at Excelsior. We understand that many equity loans are of an urgent nature and require exceptional creativity and versatility to ensure an optimal structure for the borrower. After receipt of an initial loan package from a broker, Excelsior’s expert Account Executives will work diligently with both the broker and the client through funding while ensuring that the all parties are always apprised of pertinent developments throughout the process.
Below is a list of documents needed to begin initial consideration of any equity loan. It is Excelsior’s goal to relay a preliminary decision to you within 24 hours of submission.
- Written summary describing the loan scenario
- Signed 1003 loan application
- Credit report
- Preliminary title report (if available)
- Appraisal (if available)
For Construction, rehab and development scenarios, please include:
- Construction cost breakdown
- Plans, drawings, specifications and permits
- Builder resume
- Income documentation (if applicable)
For Commercial scenarios, please include:
- YTD Financials and previous year’s tax returns
- Ask about submission guidelines for FLEX
For Residential, please include:
- A signed LOE (Letter of explanation) on the borrower's troubled situation and reason for default and poor credit history.
Brokers are promptly paid at the time of funding.
